Meet Cruikshank Enterprises
Individuals, homeowner associations, or small businesses who are repairing damage, remodeling, renovating, or building their own spaces do not always have the time to supervise every aspect of the project. Nor are they not always aware of all the coordination and timing that goes into completing these projects on time and on budget. As the Owner Representative, we provide comprehensive management and coordination of all project activities, sweating the small stuff, so you do not have to.
What Can We Do For You?
Our core focus is the oversight of residential and small commercial design and construction projects. We assist our clients to establish comprehensive project budget, and then track expended and anticipated project costs against the budget on an ongoing basis.

Project Start-Up
Before the construction phase begins we will set up a dashboard for reporting progress. Working with the contractor, we will develop a schedule of values to determine milestones for payment. We will also finalize communication protocols.
Design Phase Evaluation
During the design phase we can use work with the designers to maximize time and budget during design and for the construction phase as well. If the project requires a multi-disciplined approach, we will work with the lead designer to make sure the owner is completely satisfied with the process every step of the way.
Construction Monitoring
During the construction phase, we will monitor on-site activities and work with the contractors and any direct-contact vendors to ensure any issues that arise are addressed in a timely manner and if problems occur, we will bring it along with proposed solutions to the owner. We will be the day-to-day proxy for the owner.
Procurement and Bidding
When it is time to hire a contractor we will work with the design team to put together bid documents, invite bidders, evaluate the bids and help you find the best value for the project (hint: usually not the lowest bidder). We can also help with the contract award and execution.
Project Closeout begins with substantial completion and ends when the contractor has completed the punch list items and is paid the final payment. We are there with the owner the entire way!
